The Build On Your Land Process

You’ve found the perfect land in a neighborhood you love. Now what? Vista Homes can help. We have the experience and skill to make “building on your land” easy and enjoyable.

INITIAL MEETING AT A VISTA HOME

In order to give you a better understanding of what we have to offer, our Sales agent will meet you out at one of our available homes. She’ll walk you through our standard features and give you a rundown of the Build On Your Land process as a whole.

WALK YOUR LAND

Now that you’ve met our Sales agent, learned more about our process and standard features, and toured one of our homes, it’s time to dive in. Our Sales agent and Construction Manager will meet you at your land to narrow down a list of our plans that will suit your property the best as well as confirm any site work and/or tree removal that will need to be completed.

DECIDE ON A PLAN, REVIEW SELECTION PROCESS & PROVIDE ROUGH COST ESTIMATE

It’s decision time. In step 3 of our process, you’ll choose which home you’d like to build from our list of suitable plans, review the selection process with our Sales agent, and receive a rough estimate of costs for your build from start to finish.

FINALIZE SELECTIONS & RECEIVE CONTRACT

Now for the fun part! Meet with our Sales agent to go through our designer-picked selection packages and decide which one you’d like to use for your new home. We have a variety of beautiful, modern styles to choose from. At completion, you will receive the official contract. Once signed and returned and upon submission of your deposit, construction will begin!

CONSTRUCTION

Within two weeks of going under contract, you will have a meet and greet with the field manager in charge of building your home to get to know them face-to-face and verify your contract summary. You will also attend a Pre-Construction Orientation, or PCO, to verify all contracts, selections, Vista standards and/or upgrades, review our Quality Builder’s Warranty, and set expectations for the construction of your home. Throughout the construction phase, you will have biweekly update calls with our field manager and our sales agent to keep you in the loop on all progress that’s been made and to answer any questions or resolve any concerns you may have. Once the framing of your home is complete, you will attend a Pre-Drywall Orientation, or PDO, on-site with our field manager to discuss features of the home that will not be visible once drywall is installed, such as plumbing or electrical lines. Once your home is complete and we have received the certificate of occupancy, you are officially 30 days out from your move-in date. Approximately 1-2 weeks before move-in, you will attend a New Homeowner Orientation, or NHO, with our field manager and sales agent. During the NHO, you will be familiarized with the features of your home and the operating of all equipment, discuss home maintenance, and identify any cosmetic issues that need to be addressed before move-in.

WELCOME HOME!

24 hours prior to move-in, you will attend a Rewalk with our field manager to ensure that anything noted at the NHO has been fixed and signed off on to confirm that your home is 100% completed. On the day of move-in, you’ll be given the keys to your beautiful new home!
